It's the money left over every month after income taxes, the full house payment, upkeep, debts, and childcare. The VA treats it as the truest test of whether a family can afford a home, and it's a big reason VA loans have one of the lowest foreclosure rates of any loan type.
A lender looks at your whole file: income, assets, debts, credit, and payment history. You can clear residual income with room to spare and still run into trouble if your credit is shaky, so keep it clean while you shop.
The VA has no hard DTI cap, so a 45% or 55% DTI can still be approved. Once DTI passes 41%, the residual income you need goes up 20%. At 41% or below you only need to clear the standard table for your region and family size.
It waives the VA funding fee, and disability income is never taxed. Add it as an income line and the calculator switches the disability answer to Yes for you.
